Our Process

Stage 1

sketch of planRamsay Builders will quote from your plans. NB:  If you only have draft sketch plans we can organise for you to meet with our design consultant.

Client:

To provide an approved Title and plan of sub division and any estate guidelines and covenants relevant for site costs.  If quote is approved (subject to final plans, soil and site survey, energy report and bush fire assessment), clients sign Preliminary Agreement and pays a deposit of $2,000.

 

Stage 2

  • Order soil report and site survey to determine exact site conditions.
  • Order changes to plans and amend quotation to suit.
  • Present the quote and plans for client approval.
  • Organise structural drawings, energy report, prepare HIA Building contract.

Client:

Approve architectural plans and quotation of offer and return. Required to check the plans comply with covenants and estate guidelines. If required, client to apply for town planning, council dispensation and estate approval.

Stage 3

Ramsay Builders present all contract documentation to clients to sign.

Client:

Sign all contract documentation and return 1 set to Ramsay Builders

Remainder of 5% deposit is paid to Ramsay Builders.

 

Stage 4

Application for Building Permit submitted along with Fire assessment.

Client:

  • Provide proof of ownership of land
  • Confirm pre-approval of finance.
  • Provide Town Planning permit and Estate Approval if applicable.

Stage 5

Building Permit issued.

Orders are issued to suppliers and checks the site is ready for site works to commence.

Client:

Provide finance documentation.

Ensures the site is clear of vegetation and that survey pegs are visible.

   

CONSTRUCTION CAN COMMENCE - Construction supervisor to provide weekly updates
